Job Description:
The Estimator is responsible for preparing accurate, detailed cost estimates for renovation, maintenance, and development projects in both residential and commercial properties. This role supports the company’s operations by ensuring project bids are competitive, cost-effective, and aligned with client expectations and company standards. The Estimator collaborates with project managers, field staff, subcontractors, and vendors to collect pricing information, conduct site assessments, and prepare scopes of work.
SCHEDULED DUTIES & RESPONSIBILITIES:
- Review project plans, scopes, and specifications to determine labor, material, and time requirements.
- Conduct site visits to evaluate project conditions, take measurements, and identify potential issues.
- Prepare and submit detailed cost estimates and bid proposals for renovation, maintenance, and development projects.
- Obtain pricing from vendors and subcontractors, ensuring accuracy and current market rates.
- Develop scope of work (SOW) documents and material takeoffs.
- Track changes in project scope, identify cost variances, and update estimates accordingly.
- Coordinate with project managers to align estimates with project timelines, budgets, and execution plans.
- Maintain a database of pricing, quotes, and bid results for historical reference.
- Assist with budget forecasting and financial reporting for awarded projects.
- Ensure all estimating activities comply with company guidelines and industry best practices.
UNSCHEDULED DUTIES & RESPONSIBILITIES:
- Assist supervisors and project managers with tasks as needed.
- Support the development and improvement of estimating tools and templates.
- Participate in periodic reviews and audits to ensure compliance with company standards.
- Attend industry events, trade shows, or vendor meetings to stay current with material pricing and product innovations.
- Maintain confidentiality of client and company information.
- Support quality assurance and performance improvement initiatives.
PHYSICAL DEMANDS:
- Regularly walk, stand, and navigate active construction and renovation sites.
- Occasionally lift, carry, push, or pull objects weighing up to 50 pounds.
- Drive to project sites throughout Maryland.
WORKING CONDITIONS:
- Work performed in both office and field settings, including active construction environments.
- Exposure to varying weather conditions and construction-related hazards.
- Use of personal protective equipment (PPE) required on job sites.
COMPETENCY / EXPERIENCE:
- Minimum 2 years of experience in estimating, construction management, or project coordination.
- Strong understanding of residential and commercial construction practices, materials, and labor costs.
- Proficiency in estimating software and tools (e.g., Buildertrend, Procore, Excel, or similar).
- Ability to read and interpret blueprints, drawings, and project specifications.
- Excellent math, analytical, and organizational skills.
- Strong verbal and written communication skills.
- Ability to manage multiple projects and deadlines simultaneously.
REQUIRED CERTIFICATION/LICENSE:
• Valid driver’s license and reliable transportation.
