Salary Range: $35.00 to $40.00 per hour (approximately $63,700 to $72,800 annually)

Location: Freedom House II (381 Rockaway Avenue, Brooklyn, NY 11212)

Days/Hours: Mon through Friday, 8am to 4pm (on-call 24/7)

Organization Overview:

The Fortune Society, Inc. (Fortune) has been working for over 57 years in service to our mission: to support successful reentry from incarceration and promote alternatives to incarceration, thus strengthening the fabric of our communities. The organization has evolved into one of the nation’s preeminent reentry and justice-informed service organizations, providing formerly incarcerated people with the skills and wrap-around services needed to break the cycle of crime and incarceration and to build productive lives in their communities.

Fortune has grown steadily over the years to an agency with over $90 million in annual budget with approximately 600 staff. We anticipate that we will keep growing, both in size and depth of service. Fortune has a dual mission: both advocacy and service. The advocacy portion of our mission focuses on building a more just criminal legal system and reducing the barriers to reentry into society. The service side of Fortune has evolved to encompass a broad range of programs that started with employment and education and now includes a robust array of services, among them: alternatives to incarceration, supervised release, court advocacy, discharge planning within correctional facilities, licensed substance use and mental health treatment, a housing continuum ranging from emergency and transitional through permanent congregate and scattered site housing, assistance in obtaining benefits, a care management unit, HIV services, a food and nutrition program, and an arts program. Each service we provide is informed by the needs of the population we serve. Fortune currently serves approximately 18,000 people a year. Our program models are recognized, both nationally and internationally, for their quality and innovation. We have locations in Brooklyn, The Bronx, Manhattan and Queens.

Position Summary:

The primary goal for the building superintendent is to provide a safe and adequate living/working environment for the tenants and assigned staff. The building superintendent is responsible for the daily cleaning, maintenance, repairs, and building code compliance.

Facilities Maintenance and Technical Proficiency:

Applies strong hands-on skills in building systems—including HVAC, plumbing, electrical, carpentry, and general repairs—to maintain safe, functional, and code-compliant properties.

Leadership and Staff Oversight:

Supervises maintenance personnel effectively by communicating expectations, evaluating performance, and ensuring proper training to support building operations.

Emergency Response and Problem-Solving:

Responds promptly to building emergencies, troubleshoots issues creatively and efficiently, and coordinates necessary repairs to ensure continuous safety and livability for tenants and staff.

Communication, Coordination and Record Management:

Communicates clearly with tenants, vendors, program staff, and management to support operational goals. Maintains accurate records of inspections, maintenance, and violations.

Essential Duties and Responsibilities:

Maintain buildings and properties to keep them in good condition and in compliance with all building codes, local, state, and federal requirements, and agency policies and procedures.
Conduct inspections as required for The Fortune Society’s preventative maintenance program for all building systems and equipment and keep accurate records of all inspections conducted.
Provide supervision to assigned staff so that Agency and Department goals are communicated effectively, job performance is continuously evaluated, and appropriate training is given.
Complete reports of all safety related building incidents in a timely manner.
Ensure all units are prepared in a timely manner for new occupancy, to include cleaning and repair, refuse removal, and painting as needed.
In coordination with the Facilities Manager, develop and implement maintenance and cleaning schedules to meet the changing needs of tenants and staff.
Maintain accurate records of all inspections and violations received from outside agencies. Building superintendent must report immediately all inspections conducted and the results of those inspections to the Facilities Manager.
Maintain and oversee life and health safety systems such as the fire alarm panel, fire pump, and sprinkler systems; ensure requisite regular maintenance of these systems is being competed by vendors.
Ensure all common area lighting is functional on a daily basis. Common areas include: lobby areas, hallways, stairwells, laundry facilities, bathrooms, emergency exit doors, and all entrances and exits.
Maintain building as necessary to create clean, safe, and sanitary conditions, including heating, hot water, and ventilation systems, both centrally and in individual units (excluding tenant owned property/equipment), and ensuring preventive maintenance schedules.
Perform minor repairs as needed, including routine building repairs, plumbing, electrical repairs on appliances (excluding tenant owned property/equipment), fixtures, switches, outlets, circuits, etc.
Ensure that extermination is being conducted by vendor as needed and on regular intervals.
Observe status of building systems and equipment under warranty in order to ensure proper functioning and that repairs are completed with approval and as needed.
Provide access to and monitor outside vendors or work teams providing service or repair in order to ensure quality services are being rendered.
Respond to all emergency calls on a 24-hour basis.
Provide backup to Facilities staff as needed and/or directed. Work with program staff on site to ensure that the program goals and objectives are being met.
Attend classes such as boiler maintenance, electrical repair, fire safety, etc. in order to adequately address maintenance needs of building and to increase knowledge of particular building systems.
Perform other duties as assigned by Facilities Manager or their designee.

QualificationsQualifications:

Experience working as a Superintendent in residential or commercial buildings in NYC a plus.
High school diploma or equivalent required.
At least two (2) years of training or three (3) years of work experience in related trade.
At least one (1) year of supervisory experience preferred.
Must possess and maintain current Certificate of Fitness for Fire Alarm Systems, Boilers, Standpipe and Sprinklers; additional Certificates of Fitness may be required.
Valid NYS driver’s license with a clean driving record required.
Must have demonstrated experience in one or more of the following fields: carpentry, electrical, plumbing, masonry, or painting.
Must have working knowledge of equipment installation and repair, including HVAC systems.
Must be able to operate and maintain appropriate machines such as floor buffer, trash compactor, snow blowers, etc.
Experience with the following a plus: generators, electric hot water heaters, VRF systems (with roof-mounted condensers), solar panel systems
Must have basic math skills.
Ability to work overtime as needed.
Must be able to regularly lift and carry items, which weigh up to 100 lbs.
Ability to prioritize tasks and perform repair work independently.
Ability to direct work of other staff.
Be creative and flexible.
Show initiative and be responsible for follow through.
Excellent oral and written communication skills.
Ability to utilize various computer programs including Microsoft Office, Johnson Controls BMS, and CMMS (work ticket system)
