Position Summary

Colorado Network Staffing (CNS) is seeking an experienced Mechanical / HVAC Assessor – BUILDER Assessor to conduct Facility Condition Assessments (FCAs) at government and military locations. This position will focus primarily on evaluating, identifying, measuring, and documenting HVAC equipment, mechanical systems, controls, hydronic systems, ventilation equipment, and related building assets to support repair requirements, cost estimates, and long-range maintenance planning.

The Mechanical / HVAC Assessor will work as part of a multidisciplinary assessment team evaluating facilities such as hangars, warehouses, administrative and operations buildings, vehicle maintenance shops, and other federal facilities. Assessments are conducted using the BUILDER™ Sustainment Management System (SMS).

Collected BUILDER™ data is used to evaluate facility conditions and develop repair or replacement requirements, anticipated replacement intervals, preliminary scopes, and cost estimates for HVAC and other major facility systems.

Essential Functions

Mechanical & HVAC Assessments

Conduct visual condition assessments of HVAC equipment, mechanical systems, and associated building components.

Identify and document hydronic heating and cooling system components, including boilers, chillers, pumps, air separators, expansion tanks, pot feeders, and associated equipment.

Identify packaged HVAC systems and accurately distinguish between equipment types and configurations.

Identify air-side components, including air handling units (AHUs), Variable Air Volume (VAV) boxes, fans, and other air distribution equipment.

Identify exhaust fans, ventilation systems, and related mechanical components.

Identify split systems and other common heating and cooling equipment.

Identify Variable Frequency Drives (VFDs), controls, and other associated HVAC system components.

Identify mechanical equipment such as pumps, air compressors, and other facility support equipment as required by the assessment scope.

Identify elevators and other conveyance components when required.

Document equipment type, quantity, configuration, capacity information when available, and observable condition.

Identify visible signs of deterioration, corrosion, leakage, damage, excessive wear, or other deficiencies affecting mechanical equipment.

Evaluate accessible mechanical components and provide accurate condition information to support maintenance and replacement planning.

BUILDER™ Facility Condition Assessments

Conduct Facility Condition Assessments at federal and military facilities using BUILDER™ SMS.

Collect facility system condition information used to support repair projects, cost estimates, and long-range maintenance planning.

Use a tablet and stylus to enter asset and condition information while performing field assessments.

Accurately classify mechanical and HVAC assets according to established assessment procedures.

Follow BUILDER™ inventory rules, naming conventions, data requirements, and quality standards.

Maintain organized electronic records for large volumes of facility asset data.

Review collected information for accuracy, consistency, and completeness before submission.

Support quality-control reviews and make corrections when discrepancies are identified.

Training may be provided for qualified candidates without previous BUILDER™ experience.

Field Data Collection & Documentation

Count, measure, and calculate quantities of HVAC and mechanical assets.

Review mechanical drawings, equipment schedules, building plans, and available facility documentation.

Gather relevant information through field observations and discussions with facility occupants or representatives.

Capture photographs and supporting documentation of mechanical equipment and observable conditions.

Record equipment information such as manufacturer, model, capacity, type, and other available asset data when required.

Identify discrepancies between field conditions, drawings, and existing facility information.

Apply critical thinking and ask appropriate questions to resolve discrepancies and ensure accurate deliverables.

Maintain complete and organized field notes and electronic assessment records.

Take ownership of data quality and ensure collected information accurately represents facility conditions.

Multidisciplinary Facility Assessment Support

While the primary focus of this position is mechanical and HVAC systems, the assessor may assist with identifying and documenting related facility assets, including:

Boilers and chillers.

Hydronic heating and cooling systems.

Air handling units and air distribution equipment.

VAV systems.

Packaged HVAC equipment.

Split systems.

Exhaust and ventilation systems.

Pumps and associated mechanical equipment.

VFDs and control components.

Maintenance equipment and air compressors.

Conveyance equipment.

Other related mechanical assets encountered during facility assessments.

Field Coordination & Team Support

Work collaboratively with mechanical, electrical, architectural, structural, and other assessment team members.

Follow established project schedules, site-access requirements, and assessment procedures.

Communicate professionally with facility personnel, occupants, project managers, and other team members.

Coordinate assessment activities to minimize disruption to occupied and operational facilities.

Support completion of assessments according to project schedules while maintaining established data-quality standards.

Contribute to accurate facility information used to support maintenance and infrastructure decisions for federal and military facilities.

QualificationsQualifications

Required Qualifications

Bachelor’s degree in Mechanical Engineering, Architectural Engineering, or a related engineering discipline.

Minimum of three (3) to five (5) years of relevant experience in HVAC systems, mechanical engineering, facility assessment, building inspection, construction, facility management, or a related field.

Registered engineer or eligible for professional registration within approximately two (2) years.

Working knowledge of commercial, institutional, or industrial HVAC and mechanical systems.

Ability to identify hydronic system components, including boilers, chillers, pumps, expansion tanks, air separators, and related equipment.

Ability to identify packaged HVAC systems, air handling units, VAVs, split systems, exhaust fans, and ventilation equipment.

Ability to identify VFDs, mechanical controls, and associated HVAC components.

Ability to recognize common signs of deterioration and deficiencies in mechanical equipment.

Ability to read and interpret mechanical drawings, equipment schedules, and facility documentation.

Ability to perform field measurements, quantity estimates, and basic calculations.

Ability to use a tablet, stylus, measuring devices, camera, and other field equipment.

Strong organizational skills, attention to detail, and commitment to accurate data collection.

Ability to work independently and collaboratively within a multidisciplinary assessment team.

Preferred Qualifications

Previous BUILDER™ Sustainment Management System (SMS) experience.

Previous Facility Condition Assessment experience.

Experience assessing HVAC and mechanical systems in commercial, institutional, federal, or military facilities.

Mechanical engineering, HVAC inspection, facility engineering, or mechanical asset management experience.

Experience with central plants, boilers, chillers, hydronic systems, packaged equipment, and air distribution systems.

Experience with building automation systems, HVAC controls, and VFDs.

Facility management or asset management experience.

Experience reviewing mechanical construction drawings and equipment schedules.

Experience supporting federal or military facilities.

Military experience is a plus.

Work Environment

This position involves extensive field work at federal and military facilities, including mechanical rooms, central utility plants, equipment spaces, hangars, warehouses, maintenance shops, administrative buildings, and other active environments.

Employees may be exposed to fumes or airborne particles, moving mechanical equipment, vibration, loud noise, heat, cold, and varying indoor and outdoor conditions.

The position also includes remote office work for data review, documentation, quality control, and completion of assessment deliverables.

Physical Demands

This is a highly active field position that requires the ability to:

Walk approximately 10,000–15,000 steps per day during on-site assessments.

Stand and walk for extended periods.

Climb stairs and ladders.

Bend, kneel, stoop, crouch, and occasionally crawl to observe mechanical equipment.

Navigate mechanical rooms, equipment areas, and active facility environments.

Work in hot and cold conditions.

Frequently lift and/or move field equipment or materials weighing up to approximately 50 pounds.

Use tablets, measuring devices, cameras, and other assessment equipment throughout the workday.

Visually identify equipment types, labels, system components, deterioration, and physical conditions.

Position Type / Expected Hours of Work

This is a full-time position with a rotational project schedule.

Two weeks per month: On-site facility assessments, generally consisting of approximately 50-hour work weeks.

One week per month: Remote work, generally consisting of approximately 40 hours.

One week per month: Scheduled off.

Schedules may vary depending on project requirements, travel, facility access, and assessment needs.

Travel

This position requires travel approximately two weeks per month to federal and military sites. Travel assignments may involve extended stays at project locations throughout the United States.

One week per month will generally consist of remote work, and one week per month will be scheduled off based on the project rotation.

Work Authorization / Security Clearance

Must be authorized to work in the United States.

Must be able to successfully complete a Federal Background Check.

Must be able to obtain and maintain access to federal and military facilities.

Must have or be able to obtain an applicable U.S. security clearance if required by the assigned project.
