Position Summary:

The Maintenance Technician is responsible for performing routine maintenance, repairs, inspections, and preventive maintenance throughout the community to ensure a safe, comfortable, and well-maintained environment for residents, families, visitors, and associates. This position responds to maintenance requests and assists with maintaining resident apartments, common areas, equipment, and building systems.

Accountabilities:

Perform routine maintenance and repairs in resident apartments/rooms, common areas, offices, and other community spaces.
Respond promptly and professionally to resident and departmental maintenance requests.
Perform basic plumbing, electrical, carpentry, painting, drywall, and general building repairs.
Troubleshoot and repair equipment, fixtures, doors, locks, lighting, faucets, toilets, and other building components.
Complete scheduled preventive maintenance inspections and assignments.
Inspect the community for maintenance needs, safety concerns, and potential hazards and report or correct issues as appropriate.
Assist with HVAC maintenance, troubleshooting, and filter replacement within the scope of training and qualifications.
Prepare resident apartments/rooms for move-ins, transfers, and renovations.
Assist with moving furniture, equipment, and supplies as needed.
Maintain exterior areas, including entrances, sidewalks, lighting, and other assigned areas.
Assist with emergency maintenance situations and participate in the on-call rotation as assigned.
Maintain maintenance tools, equipment, shops, and storage areas in a clean, safe, and organized condition.
Maintain accurate records of work orders, inspections, preventive maintenance, and completed repairs.
Follow applicable safety procedures, including proper use of tools, equipment, chemicals, and personal protective equipment.
Follow infection prevention procedures when working in resident areas.
Communicate professionally and respectfully with residents, families, visitors, vendors, and coworkers.
Coordinate with other departments to minimize disruption to residents while completing repairs.
Assist contractors and vendors as directed by the Maintenance Director.
Participate in required safety training, meetings, and in-service education.
Perform other duties as assigned.

Qualifications:
High school graduate or equivalent required; graduate of accredited technical school preferred.
A minimum of 1-3 years of hands-on maintenance and/or mechanical experience.
Must maintain a valid driver’s license.
Position may require certification or license as determined by local authority.
