The primary responsibility of the Buildings/Maintenance Technician I is to perform routine maintenance, repairs, preventive maintenance, and general support tasks throughout the community under the direction of the Buildings/Maintenance Manager and senior maintenance staff. Technicians assist in maintaining buildings, equipment, and grounds in a safe, clean, and functional condition.

ESSENTIAL JOB FUNCTIONS

Follows all OSHA standards, departmental safety procedures, and community policies.
Completes assigned work orders in a timely and professional manner. Documents work performed and reports any unresolved issues to the supervisor.
Assists with basic maintenance and repairs involving heating and air conditioning systems, electrical systems, plumbing, carpentry, painting, and other building components.
Works as a team member in performing preventive maintenance on buildings, equipment, and community infrastructure.
Assists in refurbishing vacated apartments, including basic repairs, painting, cleaning, and inspections to ensure readiness for occupancy.
Assists with resident move-ins and move-outs, including hanging pictures, moving furniture, and supporting utility or communication service setups.
Assists with moving furniture, equipment, supplies, and materials for residents and departments throughout the community.
Assists with trash removal and disposal activities as assigned.
Performs basic troubleshooting and minor repairs on appliances and equipment, including disposals, dishwashers, refrigerators, water heaters, and HVAC equipment.
Operates maintenance equipment, tools, and vehicles safely and responsibly.
Carries and responds to maintenance communication devices, including radios, as assigned.
Maintains clean and organized work areas, vehicles, storage rooms, and maintenance shops.
Participates in training opportunities to develop skills in multiple maintenance trades.
Performs other related duties as assigned.

NON-ESSENTIAL JOB FUNCTIONS

Assists with inventory control and organization of maintenance supplies and materials.
Assists with maintaining maintenance records and documentation.
Supports special projects and departmental initiatives as assigned.
Maintains familiarity with departmental policies, procedures, task lists, and guidelines.
Performs other related duties as assigned.

 
Qualifications: QUALIFICATIONS

High school diploma or equivalent required.
Formal training or previous work experience in building maintenance, construction, or a related trade preferred.
Basic knowledge of one or more building maintenance trades, including heating and air conditioning systems, electrical, plumbing, carpentry, or painting.
Ability to learn maintenance procedures, equipment operation, and safety practices.
Good interpersonal and communication skills with the ability to work effectively with residents, staff, contractors, and visitors.
Demonstrates a genuine respect for and ability to work well with older adults.
Valid North Carolina Driver’s License required.
