Job Title: Maintenance Porter
Department: Commercial Parking Division
Reports Directly To: Garage Attendant Supervisor
Schedule: Full-Time or Part-Time
Status: Non-Exempt
Compensation: $22.00 per hour
Position Summary
The Maintenance Porter is responsible for maintaining the cleanliness, safety, appearance, and general condition of parking facilities and surrounding areas. This position performs routine cleaning, inspections, and minor maintenance tasks while promptly reporting issues requiring specialized repair. The ideal candidate is dependable, detail-oriented, proactive, and comfortable working independently in varying indoor and outdoor conditions.
Essential Duties and Responsibilities
Facility Cleaning and Maintenance
Maintain parking areas, stairwells, elevators, entrances, sidewalks, offices, restrooms, and other assigned spaces by sweeping, mopping, removing trash, cleaning spills, and completing general upkeep.
Routine Inspections and Minor Repairs
Inspect assigned areas for maintenance needs and perform basic repairs within the scope of the position, such as replacing light bulbs, tightening loose fixtures, touching up paint, and completing other minor maintenance tasks.
Safety and Security
Follow all safety procedures, use tools and equipment properly, place appropriate warning signs or barriers around hazardous areas, and promptly report unsafe conditions, damaged property, or suspicious activity.
Customer Assistance
Provide professional and courteous assistance to customers, guests, tenants, and visitors. Respond to questions or concerns promptly and refer matters requiring additional support to the appropriate manager.
Equipment and Signage Maintenance
Clean and inspect parking signs, gates, pay stations, ticket equipment, lighting, and other facility equipment. Ensure signage is visible and properly positioned, and report damaged or malfunctioning equipment to management.
Maintenance Supplies and Equipment
Maintain cleaning tools, maintenance equipment, and supply areas in a clean and organized condition. Monitor inventory and notify management when supplies or replacement equipment are needed.
Incident Reporting
Document and report maintenance concerns, safety hazards, equipment malfunctions, property damage, accidents, or suspicious activity according to company procedures.
Weather Preparedness
Help maintain safe walking and driving conditions by addressing snow, ice, standing water, leaves, debris, and other weather-related hazards in parking and pedestrian areas.
Additional Responsibilities
Perform other duties as assigned to support operational needs. Remain flexible as business needs change, attend required staff meetings, and complete all required training by established deadlines.

Maintenance and Safety Awareness
Possess basic knowledge of cleaning methods, maintenance procedures, and the safe use of hand tools, cleaning products, and equipment. Ability to recognize potential hazards and determine when an issue should be reported or escalated.

Provide professional customer service through respectful communication, active listening, and timely assistance. Communicate maintenance concerns clearly and work cooperatively with managers, team members, vendors, clients, and customers.
Organization and Dependability
Work independently, follow instructions, prioritize assigned duties, complete tasks on schedule, and maintain accurate records when required. Demonstrate reliability, attention to detail, and accountability for assigned areas.
Education and Experience
A high school diploma or general education degree (GED) is preferred. Previous custodial, janitorial, facilities maintenance, or customer service experience is preferred but not required. A dependable, service-oriented, and helpful attitude is required.
Certificates and Licenses
A valid driver’s license, acceptable motor vehicle record, and reliable transportation may be required when driving is an essential function of the assigned position. Candidates must satisfy all applicable background-screening requirements. No specialized maintenance certification is required unless specified for a particular assignment.
Physical Demands
Must be able to stand and walk for extended periods; frequently bend, stoop, kneel, reach, push, pull, and climb stairs; and lift or move up to 50 pounds. The position may require the use of cleaning equipment, hand tools, and ladders. Employees must maintain a professional appearance and comply with applicable uniform and grooming standards. Flexibility to work nights, weekends, and holidays may be required.
Work Environment
Work is performed in indoor and outdoor parking environments. Employees may be exposed to changing weather conditions, dust, dirt, cleaning products, noise, vehicle exhaust, moving vehicles, and mechanical equipment. The position requires regular interaction with team members, vendors, clients, customers, and visitors.
Cell Phone Use
Employees may be required to use a personal cell phone for work-related communication, including coordinating with team members, managers, and clients or accessing work applications. Reimbursement for required business use will be provided in accordance with company policy and applicable law.

Employment At Will
Employment with PMC is on an at-will basis, meaning either the employee or PMC may end the employment relationship at any time, with or without cause or advance notice, subject to applicable law. A 120-day introductory period applies.
Fair Labor Standards Act (FLSA)
This position is classified as non-exempt under the Fair Labor Standards Act. Employees in this role are eligible for overtime pay in accordance with applicable federal, state, and local wage-and-hour laws. All hourly pay rates will meet or exceed the applicable minimum-wage requirements for the employee’s work location.
