Heritage Senior Living is seeking an experienced and dependable Maintenance Manager to oversee the maintenance and physical operations of our community.

This is a hands-on role for someone who can troubleshoot building systems, manage preventive maintenance, respond to repairs, support inspections, and ensure our residents enjoy a safe, comfortable, and well-maintained home.

What You’ll Do

Reporting to the Executive Director, the Maintenance Manager is responsible for maintaining the building, grounds, equipment, and community systems while helping ensure compliance with applicable safety codes and regulatory requirements.

Maintain Building Systems & Equipment

Maintain HVAC systems to support proper air quality and comfortable building temperatures.

Monitor plumbing systems and adjust domestic hot water systems as needed.

Troubleshoot and repair mechanical, electrical, plumbing, carpentry, appliance, and other building issues.

Diagnose equipment problems, repair or replace parts, and coordinate outside service when necessary.

Perform routine preventive maintenance on buildings, equipment, machines, and community systems.

Monitor surveillance, security, and other building systems as assigned.

Maintain accurate records of system checks, repairs, inspections, and preventive maintenance.

Keep Our Community Safe & Compliant

Help ensure the building and maintenance operations comply with applicable safety codes, regulations, and Heritage Senior Living standards.

Test and coordinate required inspections of fire-protection, security, plumbing, and other building systems.

Maintain required logs and documentation associated with regulatory and safety requirements.

Partner with the Executive Director to train employees on building systems, emergency procedures, fire response, and disaster preparedness.

Maintain appropriate emergency and disaster supplies.

Identify safety concerns and take appropriate steps to address or report them promptly.

Respond to Maintenance Needs

Respond to resident, family, and employee work orders and maintenance concerns in a timely and professional manner.

Provide emergency and unscheduled repairs as needed.

Prioritize maintenance requests based on safety, urgency, and resident impact.

Communicate clearly with residents and employees regarding repairs and expected follow-up.

Coordinate vendors and outside contractors when specialized repairs or services are required.

Track work orders and ensure appropriate follow-through and completion.

Prepare Apartments & Community Spaces

Prepare apartments for resident move-ins and move-outs.

Complete repairs, paint touch-ups, minor improvements, and other apartment-turnover responsibilities.

Assist with moving furniture and personal belongings as needed.

Help maintain common areas, storage areas, mechanical spaces, and community grounds.

Perform general upkeep such as sweeping, trash removal, and other tasks when needed to keep the community clean and presentable.

Manage Maintenance Operations

Manage the maintenance department budget and submit reports, purchase requests, and other required documentation in a timely manner.

Maintain appropriate inventory of maintenance, emergency, disaster, and repair supplies.

Monitor equipment and supply needs and plan purchases appropriately.

Help ensure tools, equipment, and maintenance areas are organized, safe, and properly maintained.

Work independently while collaborating with community leadership and other departments.

Maintain Community Vehicles

Help maintain community vehicles in safe and reliable operating condition.

Monitor fuel, cleanliness, registration, and routine maintenance.

Coordinate vehicle servicing or repairs when needed.

Drive community vehicles as assigned and as permitted by company requirements.

Qualifications

High school diploma or equivalent required.

Minimum of three years of maintenance experience involving electrical, plumbing, HVAC, carpentry, or related building systems.

Senior living, healthcare, multifamily housing, hospitality, commercial property, or facilities maintenance experience preferred.

Knowledge of fire, life-safety, building, and maintenance codes preferred.

Ability to read and interpret equipment manuals, safety information, work orders, and maintenance instructions.

Ability to safely use hand tools, power tools, meters, and other maintenance equipment.

Strong troubleshooting, problem-solving, and decision-making skills.

Strong organizational and time-management abilities.

Excellent communication and customer-service skills.

Ability to manage conflict and resolve maintenance-related concerns professionally.

Ability to work independently while collaborating effectively with community leadership and employees.

Current valid driver’s license and acceptable driving record as required.

Willingness to participate in 24-hour on-call maintenance coverage as scheduled.

Caring and respectful approach when working around older adults.

Ability to meet applicable pre-employment, training, and regulatory requirements.

On-Call & Schedule

This is a hands-on facilities position that requires flexibility based on community and resident needs.

The Maintenance Manager must be willing to participate in an on-call rotation and respond to urgent maintenance concerns outside normal business hours when necessary. Occasional evenings, weekends, holidays, or additional hours may be required for emergencies, inspections, projects, or other operational needs.

Essential Functions & Physical Requirements
