Bridgeview Village Apartments – Charleston, SC 29403 (Downtown)

Salary: $25 per hour

The Leasing & Compliance Specialist is responsible for managing the leasing process while ensuring the apartment community remains in compliance with all applicable affordable housing program requirements. This position works closely with prospective and current residents, management, and regulatory agencies to maintain accurate resident files, process certifications, and provide excellent customer service.

The ideal candidate is organized, detail-oriented, professional, and knowledgeable about affordable housing regulations and leasing practices.

Essential Duties & Responsibilities

Leasing

Conduct property tours and professionally present available apartments, amenities, and community features.
Respond to prospective resident inquiries by phone, email, and in person.
Process rental applications and obtain required supporting documentation.
Screen applicants in accordance with company policies and applicable laws.
Prepare lease agreements, addenda, notices, and other required leasing documents.
Coordinate move-ins, move-outs, transfers, and lease renewals.
Maintain accurate leasing records and monitor occupancy and availability.
Follow up with prospects and maintain accurate traffic and leasing activity records.
Provide exceptional customer service while maintaining professional relationships with residents.

Affordable Housing Compliance

Process initial, interim, annual, and other required resident certifications in accordance with applicable program requirements.
Verify income, assets, student status, household composition, and other eligibility requirements.
Collect, review, and document required third-party and resident-provided verification.
Maintain complete and accurate resident files and ensure documentation meets regulatory and company standards.
Monitor certification and recertification deadlines and ensure timely completion.
Identify discrepancies or missing documentation and work with residents to resolve issues.
Maintain confidentiality of sensitive resident and financial information.
Assist with preparation for compliance audits, file reviews, physical inspections, and regulatory agency visits.
Stay current on applicable affordable housing regulations, program requirements, and company policies.
Assist management with correcting compliance findings and maintaining accurate records.

Administrative & Community Responsibilities

Maintain accurate records in the property management software system.
Prepare reports and correspondence as requested by management.
Process rent changes, notices, and other resident documentation accurately and timely.
Maintain organized electronic and paper files.
Assist with collections, resident communications, and other property management duties as needed.
Follow Fair Housing laws, company policies, and all applicable federal, state, and local regulations.
Promote a positive, welcoming, and professional community environment.

Qualifications

High school diploma or equivalent required; college coursework or degree in business, property management, or a related field is a plus.
Previous experience in property management, leasing, affordable housing, compliance, or a related field preferred.
Knowledge of affordable housing programs such as LIHTC, HUD, Section 8, HOME, or other subsidized housing programs preferred.
Strong attention to detail and organizational skills.
Excellent verbal and written communication skills.
Ability to handle confidential information professionally.
Proficiency with Microsoft Office and property management software.
Ability to prioritize multiple deadlines and work independently.
Strong customer service and problem-solving skills.
Commitment to Fair Housing and nondiscrimination requirements.

Preferred Experience

LIHTC compliance experience
HUD or Section 8 experience
Experience with annual and interim recertifications
Experience preparing files for compliance audits
Experience with affordable housing management software
COS, TCS, C3P, HCCP, or other affordable housing certifications
