Job Summary

The Industrial Maintenance and Operations Assessor will perform technical assessments, functional testing, and audits of material handling equipment (MHE), mechanical, electrical, and plumbing (MEP) systems, and industrial facility infrastructure. This role will also conduct hands-on arc flash data gathering of electrical equipment and evaluate equipment condition, operational performance, and compliance with applicable industry standards.

The ideal candidate will possess experience with NFPA 70E requirements, Qualified Electrical Worker (QEW) practices per NFPA and OSHA standards, and a strong understanding of industrial maintenance, operations, and engineering best practices. Candidates should have experience in one or more of the following disciplines: industrial electrical systems, industrial mechanical systems, industrial controls systems, or material handling equipment.

This role requires advanced technical knowledge of industrial equipment and building systems, the ability to evaluate complex equipment interactions, and the consistent exercise of independent judgment and discretion. Success in this position requires strong analytical skills, technical communication abilities, attention to safety, and the ability to adapt assessment methodologies to varying project conditions while supporting safe and efficient project execution.

Essential Duties & Responsibilities:

• Performs comprehensive technical audits, field assessments, and condition evaluations of industrial equipment, including material handling systems, mechanical systems, electrical infrastructure, controls systems, and related facility components.
• Observes, tests, evaluates, and documents equipment operation and system performance to identify deficiencies, maintenance needs, operational concerns, and opportunities for improvement.
• Conducts assessments of major material handling and conveyance systems to verify installations align with design drawings, specifications, operational requirements, and industry standards.
• Maintains a Safety-First mindset and complies with OSHA requirements, Lock Out/Tag Out (LOTO) procedures, PPE requirements, site-specific safety protocols, and company safety standards.
• Performs electrical data collection, including arc flash information gathering, equipment identification, nameplate verification, electrical ratings, and system documentation.
• Evaluates electrical infrastructure and equipment up to 480 volts, applying knowledge of installation, maintenance, troubleshooting, repair practices, and safe operating procedures.
• Assesses industrial mechanical systems, equipment components, and operational processes to evaluate performance, reliability, and maintenance requirements.
• Reviews CMMS records, maintenance history, work orders, asset documentation, preventative maintenance programs, BAS controls systems, and operational data to support equipment evaluations.
• Interprets architectural, mechanical, and electrical drawings, equipment documentation, inspection reports, certificates of occupancy, warranty information, and maintenance records to support field assessments.
• Conducts interviews with facility personnel, contractors, vendors, and clients to gather operational insights, validate findings, and support assessment reports.
• Documents field observations through detailed notes, photographs, equipment data collection, and electronic reporting platforms.
• Prepares detailed technical reports summarizing equipment conditions, deficiencies, trends, findings, and recommendations.
• Utilizes company platforms, electronic data collection tools, and reporting systems to ensure accurate and timely documentation.
• Coordinates onsite activities with commissioning technicians, contractors, controls vendors, and facility operations teams to support project execution.
• Communicates technical findings, corrective actions, testing requirements, project updates, and potential issues clearly with internal teams and clients.
• Maintains regular communication with Lead and Senior Project Managers regarding project status, site access, schedule impacts, risks, and project concerns.

Skills:

Language Ability:
Ability to write technical reports, business correspondence, and standard operating procedures. Ability to effectively communicate findings and respond to questions from clients, contractors, peers, and technical field staff.

Reasoning Ability:
Ability to define problems, collect and analyze data, establish facts, and draw valid conclusions. Ability to interpret technical documentation, drawings, specifications, and industry standards while addressing complex equipment and operational variables.

Technical Ability:
Ability to understand and evaluate industrial electrical, mechanical, controls, and material handling systems. Ability to apply maintenance principles, troubleshooting methods, safety practices, and engineering best practices to field assessments.

Technology Skills:
Proficiency operating computers, tablets, and electronic data collection tools. Knowledge of Microsoft Office applications, including Outlook, Word, and Excel. Experience utilizing CMMS platforms, BAS systems, cloud-based reporting tools, and electronic assessment applications preferred.

Competencies:

• Strong understanding of industrial maintenance practices, equipment operation, and system performance evaluation.
• Knowledge of OSHA safety standards, NFPA 70E requirements, Lock Out/Tag Out (LOTO) procedures, PPE requirements, and electrical safety practices.
• Ability to manage multiple priorities, projects, and stakeholders in a fast-paced environment.
• Strong attention to detail with excellent analytical and problem-solving skills.
• Strong oral and written communication skills.
• Ability to work independently with minimal supervision while maintaining project schedules and quality expectations.

• Ability to work safely in industrial environments with energized equipment and mechanical systems.
• Ability to successfully work remotely when not traveling.
• Ability to meet the physical demands and travel requirements of the position.
• Must have a cell phone and supply your own internet service.

Education, Certifications, and Experience:

• High school diploma or GED required. Technical degree, trade school diploma, vocational training, or associate degree in electrical, mechanical, industrial maintenance, or related discipline preferred.

• Journeyman credentials in mechanical or electrical disciplines preferred.
• Five or more years of experience desired but not required performing equipment maintenance, building inspections of commercial, institutional, and industrial buildings.

• Candidates with experience in electrical, mechanical, controls, or material handling systems are strongly preferred.

• Valid driver’s license required, with a clean driving record and no significant MVA points or violations.

• Industry-recognized certifications, active pursuit of certification, or equivalent professional credentialing such as CxA, CCP, BCxP, CEM, NICET, NFPA-related certifications, or active trade licensure relevant to the supported discipline.
• Previously certified as a Qualified Electrical Worker (QEW) experience per NFPA 70E and OSHA standards.
• Experience performing electrical work requiring arc flash PPE and electrical safety procedures.
• Experience with Lock Out/Tag Out (LOTO) procedures involving multiple energy systems.
• Experience maintaining and troubleshooting material handling equipment, including preventative maintenance activities.
• Experience with electrical infrastructure installation, maintenance, replacement, upgrades, and repairs up to 480 volts.
• Experience using CMMS systems for asset management, maintenance documentation, and work order tracking.
• OSHA 10 or OSHA 30 certification preferred.
• Experience operating lifts and following proper fall protection procedures preferred.

Physical and Environmental Conditions:

• Walk (material part of an 8-hour workday, up to 3 to 4 continuous hours at one time.)
• Stand (material part of an 8-hour workday, up to 3 to 4 continuous hours at one time.)
• Sit, Stoop, kneel, crouch, or crawl to observe basement and grade-level crawl spaces, and/or to read equipment data plates when necessary, and/or measurements (at least once for each building assessed)

• Work Environment: The employee is regularly exposed to outdoor weather conditions, moving mechanical components and assemblies, frequently exposed to work near energized electrical components and assemblies. The employee is occasionally exposed to work in high, precarious places, fumes or airborne particles, extreme cold, extreme heat, inclement weather conditions, and risk of electrical shock. The noise level at the project site is usually moderate.

Travel Requirements:

Travel (by Plane, Motor Vehicle, Train) is a significant component of this role, with approximately 75% of the time spent traveling to client/project sites across the U.S. A flexible schedule, including night shifts and weekend assignments, may be required based on project needs.
