Facilities Maintenance Specialist

Job Details: Job Location: Leisure World Community Association - Mesa, AZ, Salary Range: Undisclosed, The Facilities Maintenance Specialist performs a wide range of skilled construction tasks including general maintenance, maintenance of plumbing, painting, and carpentry at a level not requiring formal licensure. The Facilities Maintenance Specialist practices preventive maintenance of tools, equipment, and facilities and complies with federal regulations governing safety, environmental protection, hazardous waste disposal, and the use of chemical substances and materials common to construction and maintenance.

Essential Functions

Repairs existing structures according to work orders or verbal instructions by inspecting the work site to determine the materials, equipment, tool requirements, and method to be used; developing a plan or lay out for the project; assembling, fabricating, or building and installing materials, equipment, or fixtures as required by the scope of work.
Performs general maintenance, plumbing, and/or carpentry work in the construction, maintenance, repair, remodeling and alteration of building structures and facilities according to work orders or verbal instructions by using hand and power tools such as saws, hammers, chisels, levels, drills, presses, sanders, table saws, joiners, planers, wood lathes, and mortising machines to repair floors, walls, ceilings, and office furniture; installs finished hardware such as door locks, hinges, and door checks; and constructs minor buildings or small additions to existing structures and makes minor roofing repairs.
Performs basic plumbing work by repairing existing plumbing and pipe lines, replacing washers in valves, installing plumbing fixtures, such as sinks, toilets, water heaters, and connecting them to outlet and inlet pipes by fitting with gaskets, couplings, traps, valves, and soldering connections to seal joints, and opening clogged drains and stopped-up toilets.
Protects Association property and equipment from damage during projects by removing furniture, wall fixtures, and equipment from work sites, if possible, or covering immoveable items with protective cloths, covering floors with cloths as necessary, and erecting safe scaffolding in a manner that prevents damage.
Restores office areas and facilities to their original condition at the completion of work by removing debris, scaffolding, and equipment used during the project, returning furniture and equipment to their proper location, and setting up equipment that had been dismantled.
Assists with documenting the cost of repairs by keeping records of time and materials to be charged to each job and providing periodic status reports to the supervisor regarding the status of work projects, material consumed, and man-hours utilized.
Performs skilled painting work in the preparation, patching, finishing, and maintaining of all building structures, walls, woodwork, furniture, and equipment by inspecting the work site to determine the materials, equipment, tools, and method to be used; following a plan for the project or an established color scheme; assembling, or building and installing scaffolding, materials, and equipment as required by the scope of work; and using paint brushes, rollers, and/or sprayers, sandpaper, sanders, steel wool, wire brushes, and related painting tools.
Practices preventive maintenance of tools and equipment by performing spot checks of equipment to determine their working condition, oiling moving parts, cleaning and servicing tools and equipment as directed or specified in the operator's manual, and returning damaged tools and equipment for repair or replacement.
Practices preventive maintenance as a strategy in maintaining Association facility and utility systems, components, and equipment, including mechanical, electrical, plumbing, fire protection, and associated control systems by assisting in the monitoring of preventive maintenance programs, keeping accurate records in the maintenance system on all aspects of the systems such as equipment characteristics, breakdowns and associated repairs, equipment replacements, and required and performed preventative and reactive maintenance.
Contributes to an accident-free work environment by complying with operator's instructions for the use of power tools, wearing protective equipment such as goggles, hearing protectors, back supports, and work gloves, reporting incidents of unsafe work activity to supervisors, and following standard safety precautions during work.

Work Environment

This position regularly operates indoors and outdoors with exposure to temperatures reaching well above 100 degrees Fahrenheit and below 40 degrees Fahrenheit. Spend time using your hands to handle, control or feel objects, tools, or controls. Maintenance equipment used in this position includes hand tools, power tools, heavy equipment, and personal protective equipment.

Physical Demands

While performing the duties of this job, the employee is regularly required to have a full-body range of physical motion. The employee must be able to:

Stand for sustained periods of time;
Walk about on foot to accomplish tasks;
Bend legs at the knee and come to a rest on knee or knees;
Bend the body downward and forward by bending leg and spine;
Extend hand(s) and arm(s) in any direction;
Engage in repetitive movements (motions) of the wrists, hands, and/or fingers;
Apply pressure to an object with the fingers and palm; and
Occasionally lift a minimum of 50 pounds of weight, and up to 100 pounds on an occasional basis.

While performing the duties of this job, the communication and listening processes are essential. The employee must be able to:

Talk to express or exchange ideas by means of the spoken word;
Perceive the nature of oral communications at normal speaking levels, with or without correction;
Receive detailed information through oral communication; and
Distinguish between sounds.

Qualifications

High school diploma or equivalent.
Two (2) years of experience in facilities maintenance, plumbing, carpentry, and painting.
Ability to read, write, and understand the English language.
Valid drivers license for the State of Arizona.
