Position Title: Disclosure Specialist

Reports to: Vice President of Closing 

Department: Corporate – Disclosure 

Location: Corporate Office – Roanoke, VA / Remote 

Position Type: Full-Time; 40 hours per week 

Supervises: None

FLSA Classification / Type: Non-exempt / Administrative 

Pay Range: $24.00 - $26.00 per hour

POSITION SUMMARY

Under the general supervision of a Disclosure Desk Manager, the Disclosure Specialist verifies that mortgage disclosure packages comply with applicable disclosure regulations as well as investor and agency disclosure requirements. Specifically, the role reviews mortgage files for accuracy and completeness, monitors the disclosure desk queue for review requests, as well as preparing and delivering disclosure packages to borrowers. This role maintains effective communication with staff to uphold ALCOVA Mortgage commitment to quality customer service.

DUTIES AND RESPONSIBILITIES

1. Prepare and deliver initial and revised loan disclosures in accordance with regulatory, investor, and Company requirements
2. Review loan information for accuracy and identify discrepancies or missing information prior to disclosure
3. Monitor disclosure timelines and ensure required disclosures are delivered within applicable regulatory timeframes
4. Process Changes of Circumstance and other disclosure updates accurately and timely
5. Communicate effectively with Loan Officers, Processors, Closers, and other internal teams regarding disclosure requirements and loan changes
6. Provide guidance and support to branches on disclosure-related questions and requirements.
7. Review disclosures for accuracy, compliance, and completeness
8. Assist with resolving disclosure issues and escalating complex or time-sensitive matters when needed

1. Maintain a strong working knowledge of TRID, RESPA, ECOA, and other applicable mortgage disclosure requirements
2. Support process improvements and contribute to a positive, collaborative team environment 
3. Monitor the Disclosure Desk work queue and email inbox throughout the day to ensure timely support for all team members and adherence to established service level agreements (SLAs)
4. Addition duties as assigned, given adequate guidance and resources 

EDUCATION, EXPERIENCE, LICENSURE, AND COMPETENCIES

1. High school diploma or equivalent is required 
2. Minimum of 1 (one) year of experience in the mortgage field is required
3. Knowledge of Encompass software is strongly preferred 
4. Fundamental understanding of RESPA software 
5. Fundamental understanding of Compliance with Legal/Regulatory requirements
6. Knowledge of federal and state fair lending requirements
7. Strong pipeline skills, with an ability to prioritize complex diversified responsibilities and multi-task in a fast-paced environment
8. Ability to work collaboratively with others 
9. Excellent interpersonal and communication skills 
10. Technologically savvy and comfortable learning new computer systems and programs 
11. Ability to adapt to changing environments, situations, and job responsibilities
12. Ability to work flexible hours and overtime, if needed
13. Trustworthy, honest, and able to continuously display a high level of integrity
14. Compliance with all Bank Secrecy Act (BSA), Anti-Money Laundering (AML) laws, and Office of Foreign Asset Controls (OFAC) requirements are required. Employees must complete annual training in these areas.

WORK ENVIRONMENT

This job operates in a clerical, climate-controlled office setting with adequate lighting and low to moderate noise. In this role, the individual regularly uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. 

PHYSICAL DEMANDS

This is largely a sedentary role; however, some filing and photocopying is required. This would require the ability to lift up to 20 pounds, open filing cabinets, and bend or stand as necessary.

TRAVEL

This position requires up to 10% domestic travel, primarily consisting of day or short trips to local branch offices and/or Corporate, regional meetings, or occasional off-site training seminars, which may require overnight stays. Must hold a valid U.S. driver's license and have reliable personal transportation, with all work-related mileage and expenses reimbursed by the Company. 

EXPECTED HOURS OF WORK

Days and hours of work are Monday through Friday, 8:30 a.m. to 5:00 p.m. Evening and weekend work may be required as job duties demand.
