CBX Connect is a fast growing provider of technology infrastructure in the MDU space, specifically currently focusing on Design, Installation and Support of managed Wi-fi in student housing. CBX was developed by real estate owners FOR real estate owners, because we understood the need for transparency in the pricing structure of technology systems and contracts. Position Overview

The Director, Project Management - CBX is responsible for leading the planning, execution, financial oversight, and operational delivery of CBX’s project portfolio across new development, acquisition, takeover, conversion, and managed Wi-Fi/technology infrastructure projects. This role owns the project management function’s day-to-day operating rhythm while also setting the standards, systems, and processes required to deliver complex, multi-stakeholder projects consistently, profitably, and at scale.

This leader is accountable for ensuring CBX projects are delivered on time, within scope, aligned to budget expectations, and in accordance with customer commitments, design standards, operational requirements, and business objectives. The Director partners closely with internal teams, external customers, property stakeholders, internet service providers, subcontractors, low-voltage providers, construction partners, vendors, and executive leadership to resolve ambiguity, anticipate risk, make sound decisions, and drive projects from initial planning through successful installation, quality control, closeout, and handoff.

The Director exercises a high degree of independent judgment and discretion in evaluating project risks, prioritizing resources, resolving escalations, influencing cross-functional decisions, improving processes, and guiding the project team. This role also provides leadership, coaching, and accountability for Project Managers, Senior Project Managers, and other project team members as assigned, ensuring the team is equipped to deliver reliable connectivity solutions and a consistent customer experience as CBX continues to scale.

What You Will Do

• Lead the overall project management function for CBX, including the planning, execution, governance, and delivery of new development, acquisition, takeover, conversion, low-voltage, managed Wi-Fi, and technology infrastructure projects across the portfolio.
• Own project delivery standards from design through closeout, ensuring each project has clearly defined scope, timelines, milestones, ownership, budget expectations, vendor requirements, risk controls, communication cadences, and closeout criteria.
• Provide leadership, coaching, direction, and performance accountability for Project Managers, Senior Project Managers, and other project team members as assigned, creating clarity around priorities, expectations, decision rights, escalation paths, and professional development.
• Exercise independent judgment and discretion to evaluate competing project priorities, assess risks, resolve complex issues, determine escalation needs, and make recommendations or decisions that support project outcomes, customer commitments, operational standards, and business objectives.
• Oversee the end-to-end implementation of CBX connectivity solutions, including coordination of wireless design, low-voltage planning, ISP readiness, fiber service delivery, network hardware needs, installation sequencing, equipment procurement, site readiness, quality control, testing, and customer handoff.
• Partner with internal engineering, operations, accounting, FP&A, procurement, property operations, development, construction, asset management, and customer-facing teams to ensure project plans reflect technical requirements, budget assumptions, revenue expectations, construction realities, customer needs, and operational handoff requirements.
• Lead project planning and review processes that identify resource needs, schedule constraints, budgetary inputs, vendor requirements, material needs, dependencies, change impacts, and risks before they affect project delivery or customer experience.
• Oversee project financial controls in partnership with Accounting and FP&A, including job costing, budget tracking, purchase order readiness, invoice review support, cost variance visibility, reforecasting inputs, revenue recognition coordination, and margin awareness.
• Guide vendor, subcontractor, ISP, and low-voltage partner coordination to ensure CBX has the necessary information, equipment, access, installation support, and field readiness required to deliver the full contracted scope.
• Establish, refine, and enforce scalable project management systems, tools, templates, reporting practices, documentation standards, meeting rhythms, and operating procedures that improve visibility, consistency, accountability, quality, and efficiency across the project portfolio.
• Lead communication strategies for internal and external stakeholders, ensuring executive leadership, customers, vendors, subcontractors, project teams, property stakeholders, and cross-functional partners receive timely, accurate, and actionable updates on project status, risks, decisions needed, and next steps.
• Proactively identify project gaps, scope misalignment, design conflicts, procurement delays, vendor performance concerns, construction dependencies, customer risks, quality issues, budget impacts, and operational handoff challenges; determine appropriate solutions, mitigation plans, or escalation paths.
• Oversee wireless design coordination and low-voltage quality control efforts for new developments and takeover projects, ensuring project teams have clear design inputs, technical standards, documentation, site information, and stakeholder alignment to support successful delivery.
• Drive consistent project closeout by ensuring final documentation, punch items, testing outcomes, customer handoff materials, support transition details, lessons learned, and internal records are completed accurately and retained appropriately.
• Develop and monitor project performance indicators, dashboards, reporting, and post-project review processes to identify trends, measure delivery effectiveness, improve forecasting, strengthen accountability, and surface opportunities for operational improvement.
• Build and maintain strong relationships with vendors, subcontractors, customers, property teams, and internal stakeholders to support project execution, improve service quality, resolve issues quickly, and strengthen CBX’s ability to scale efficiently.
• Partner with leadership to align project management priorities with CBX’s growth strategy, customer commitments, profitability goals, operational capacity, vendor network needs, and long-term business objectives.
• Lead process improvement initiatives that reduce delivery friction, improve cross-functional coordination, increase project transparency, strengthen quality control, standardize workflows, and improve the customer and resident connectivity experience.
• Support contracting, scope review, budgeting, and pre-project planning efforts by providing project delivery expertise, risk assessment, operational input, and recommendations that help CBX make informed business decisions.
• Create an environment of accountability, urgency, collaboration, and continuous improvement by setting clear expectations, removing obstacles, developing team capability, and reinforcing Core’s values across the project management function.
• Represent CBX in project escalations, stakeholder meetings, vendor discussions, customer conversations, and leadership updates with professionalism, sound judgment, and a solutions-oriented approach.
• Travel as needed to support project planning, vendor alignment, site readiness, installation oversight, customer meetings, quality control, escalations, or project closeout.

Ideally, You'll Have

• Bachelor’s degree in Project Management, Construction Management, Engineering, Business, Information Technology, Computer Science, or a related field; equivalent combination of education, training, and directly relevant experience may be considered.
• 8+ years of progressive project management, construction management, technology implementation, managed services, telecommunications, low-voltage, infrastructure deployment, or related operational experience.
• 3+ years of people leadership experience, including experience managing, coaching, developing, and holding project management professionals accountable for performance, delivery standards, and team outcomes.
• Demonstrated experience leading complex, multi-site or multi-stakeholder projects from planning through execution, installation, quality control, closeout, and operational handoff.
• Experience managing project scope, schedules, milestones, budgets, risks, vendors, subcontractors, customer expectations, documentation, and cross-functional dependencies across multiple active projects.
• Strong understanding of project management methodologies, project controls, issue/risk management, change management, resource planning, process improvement, stakeholder communication, and operational reporting.
• Ability to exercise sound judgment and discretion when evaluating ambiguous project information, prioritizing competing needs, making recommendations, resolving escalations, and balancing customer, financial, operational, and business considerations.
• Experience partnering with finance, accounting, procurement, operations, construction, technical teams, vendors, customers, or executive stakeholders to support project execution, budget visibility, forecasting, revenue coordination, and business decision-making.
• Working knowledge of managed Wi-Fi, low-voltage infrastructure, networking environments, access points, switches, cabling, ISP coordination, MDF/IDF requirements, wireless design, or technology infrastructure deployment.
• Experience using project management, reporting, documentation, collaboration, and/or wireless design tools; experience with Ekahau or similar wireless planning/design tools preferred.
• Strong written and verbal communication skills with the ability to translate complex project, technical, financial, and operational information into clear updates, recommendations, decisions, and executive-level summaries.
• Proven ability to lead through influence, build trusted cross-functional relationships, manage competing priorities, drive accountability, and deliver results in a fast-paced, evolving business environment.

You'll crush it if you have

• Experience leading project management teams or project portfolios within MDU, student housing, multifamily, build-to-rent, residential internet, managed Wi-Fi, low-voltage, construction technology, telecommunications, managed services, or related technical infrastructure environments.
• Experience scaling a project management function, building PMO practices, standardizing tools and templates, improving project controls, and implementing operating rhythms that strengthen delivery consistency and business visibility.
• Certifications in PMP, Cisco, Ruckus, Ekahau, networking, construction management, or related project management/technology disciplines.
• Demonstrated experience improving project profitability, reducing delivery risk, strengthening vendor performance, improving job costing visibility, or driving cost and schedule efficiencies across a project portfolio.
• Experience leading vendor, subcontractor, ISP, or supplier networks to improve pricing, quality, responsiveness, capacity, and delivery outcomes.
• Strong executive presence, negotiation skills, and ability to navigate complex stakeholder relationships, customer escalations, scope gaps, budget constraints, and operational tradeoffs.
• A strategic, hands-on leadership style with the ability to move between high-level portfolio oversight and detailed project execution when needed.

Pay Range

USD $115,000.00 - USD $130,000.00 /Yr.
Compensation Disclosure

The compensation range listed reflects the base salary or hourly rate that we reasonably and in good faith expect to offer for this role at the time of posting. Actual compensation may vary based on factors such as education, experience, skills, certifications, seniority, geographic location, and business needs.

This role may be eligible for additional forms of compensation, including bonuses, commissions, stipends, or non-cash incentives, depending on position and performance. Benefits may include health insurance, retirement plans, paid time off, and other role-based offerings, subject to eligibility requirements.
