The Maintenance Department Supervisor organizes, plans, and directs the daily operations of the Springmoor Buildings Maintenance Department.

This position is responsible for conducting personnel evaluations and managing employee performance, promotions, and attendance.

Assists with the purchasing of supplies, materials, and equipment necessary for department operations.
Monitors and coordinates the work of contractors to ensure quality, safety, and compliance with project requirements.
Operates within approved budget guidelines and assists with cost control efforts.

Assists the Buildings/Maintenance Manager in reviewing, updating, and implementing Springmoor policies and procedures as needed. Carries and responds to the Springmoor radio as assigned.

DUTIES:

The incumbent is responsible for daily ongoing organizing, planning and directing the Buildings/Maintenance Department.  Provides direct supervision to employees in this department following Springmoor guidelines and operates within the budgeted ceilings.  Responsible for all aspects of personnel administration for this department including:

Orientation
Disciplinary actions
Evaluations
Promotions

Responsible for knowledge of Maintenance Manual, which includes but is not limited to, the following:

Heating and air conditioning
Electrical
Plumbing
Emergency systems
Laundry equipment
Buildings

ESSENTIAL JOB FUNCTIONS:

Follows OSHA standard safety protocol.
Supervisors’ follow-up of all recurring work orders
Formulates solutions to different problems when staff need detailed guidance.
Ensures quality completion of tasks.
Responsible for reading, understanding and following the Springmoor Inclement Weather and Fire and Safety Plans.
Make regular and unannounced inspections to monitor performance of staff and compliance with policy and procedure.
Determine appropriate cost estimates to be forwarded to resident billing for services rendered, if applicable.
Responsible for being familiar with and following established policy and procedures, task lists and guidelines.
Responsible for the conduct, adherence to uniform policy and overall employment relationship of staff under his supervision.
Plans and organizes emphasis to identify immediate and future maintenance problems and develop plans for corrective and preventative action.
Performs other related duties as assigned including hands on maintenance assignments where indicated by workload or the complexity of the maintenance problem.

 
Qualifications: QUALIFICATIONS:

Minimum of three (3) years of managerial or supervisory experience is required.
Minimum of seven (7) years of service in building maintenance and facility management.
High school diploma or equivalent required
Demonstrates a genuine interest in and concern for people, including strong interpersonal, listening, and customer service skills.
Excellent verbal and written communication skills.
Ability to think creatively, adapt to changing situations, and develop innovative solutions.
Proven ability to motivate, lead, and supervise multiple employees effectively.
Highly organized with strong attention to detail and the ability to follow through on tasks and projects to completion.
Capable of prioritizing responsibilities and managing multiple assignments in a fast-paced environment.
