Associate General Counsel, Servicing & Title

This position is listed on behalf of a partner company, who manages all applications and next steps. Our partner is looking for an Associate General Counsel, Servicing & Title based in United States.

This role serves as a key legal partner to teams managing the post-origination lifecycle of a home equity investment product.
You will provide hands-on counsel across servicing, title, lien perfection, defaults, homeowner communications, and investor operations.
The position offers broad exposure to complex residential real estate and consumer finance matters in a highly regulated environment.
You will work closely with Servicing, Product, Engineering, Design, subservicers, title vendors, and outside counsel.
A major part of the role involves translating evolving regulatory and legal requirements into practical guidance and scalable processes.
You will also build playbooks, templates, and legal technology workflows that enable the business to resolve routine questions efficiently.
Reporting to the Deputy General Counsel, you will have visibility into high-priority matters and opportunities to help shape a growing legal function.

Accountabilities:

• Serve as the primary legal advisor to Servicing and homeowner operations throughout the post-origination lifecycle, from homeowner inquiries and onboarding through exits and maturity.
• Draft and maintain contract amendments and conduct state-by-state legal analysis covering recording, lien priority, and related requirements.
• Review homeowner communications, notices, and disclosures while maintaining applicable state requirements in coordination with legal and compliance stakeholders.
• Advise on vesting, property transfers, trusts, estates, capacity issues, and cure mechanisms when transfers fall outside contractual requirements.
• Partner with Product, Engineering, and Design teams to identify and address legal requirements associated with servicing features and processes.
• Advise on title and lien perfection matters, including county rejections, corrective instruments, state-specific curative requirements, and title insurance considerations.
• Manage title claims with carriers from initial tender through resolution, including claim strategy, recovery efforts, and coordination around business exposure.
• Support escalations involving senior lienholders, tax sales, condemnation, casualty claims, and other proceedings affecting collateral.
• Advise on consumer bankruptcy matters, including proofs of claim and communications during applicable stay periods.
• Provide guidance on delinquent property taxes, redemption timelines, file-level risk, and remediation strategies.
• Retain and manage outside counsel for title, collateral, tax-sale, and related matters, including scope, work product, deadlines, and budgets.
• Support diligence, investor notices, and consent requirements where servicing or title matters affect applicable obligations.
• Develop legal playbooks, templates, intake processes, and self-service guidance that enable business teams to resolve recurring servicing questions efficiently.
• Leverage approved AI-assisted workflows for document review, disclosure comparisons, and matter triage while maintaining appropriate verification and confidentiality safeguards.

Requirements:

• J.D. degree and active bar membership in at least one U.S. jurisdiction; California admission is preferred, with eligibility for in-house practice in the state of domicile.
• 7+ years of legal experience in mortgage or consumer finance, gained in-house, at a law firm, or through a combination of both.
• Meaningful hands-on experience advising on residential mortgage or other real estate-secured consumer finance servicing matters.
• Demonstrated experience resolving title, lien-priority, recording, or lien-perfection issues, with knowledge of title insurance and state-by-state legal variations.
• Familiarity with servicing operations, subservicers, outside counsel, and legal proceedings affecting real estate collateral.
• Knowledge of foreclosure and enforcement procedures in both judicial and non-judicial states, including redemption periods and surplus funds, is advantageous.
• Working knowledge of key consumer finance and mortgage regulations, including RESPA/Regulation X, TILA/Regulation Z, FDCPA/Regulation F, FCRA, ECOA/Regulation B, TCPA, SCRA, GLBA, UDAAP, state UDAP laws, and state servicing, licensing, and debt collection requirements.
• Ability to assess how regulatory requirements apply to emerging or novel consumer financial products and translate them into clear, practical operational guidance.
• Experience retaining and directing external and local counsel while managing scope, deadlines, and budgets across multiple matters.
• Strong ownership and problem-solving skills, with the ability to communicate legal advice in plain language and provide actionable recommendations.
• Sound judgment and attention to detail when operating in a fast-moving, highly regulated environment.
• Ability to identify when an issue requires deeper legal analysis, specialist expertise, or escalation.
• Preferred experience includes default servicing, foreclosure, bankruptcy, loss mitigation, title claims, or supporting a new consumer financial product through operational development.
• Experience building legal playbooks, templates, intake processes, and service levels within a scaling legal organization is a plus.
• Familiarity with legal AI tools and their use in an in-house environment is preferred.

Benefits:

• Tier 1 annual base salary: $211,850–$234,150 for the San Francisco Bay Area, New York, and Seattle.
• Tier 2 annual base salary: $190,000–$210,000 for Austin, Boston, Chicago, Denver, Los Angeles, Miami, Philadelphia, Portland, Sacramento, San Diego, Santa Barbara, and Washington DC.
• Tier 3 annual base salary: $176,700–$195,300 for all other U.S. metro areas.
